Commercial Real Estate: Fear, Capitulation, Despair?
That is the question that Paul Marcus, CEO of Marcus Partners asked 155 seasoned Boston area real estate professionals at this week’s REFA 2009 Forecasting Luncheon.

This graph depicts the psychology of the market through a boom and bust cycle. REFA coordinators used a very cool very innovative polling device that allowed the audience to express their opinions on a variety of questions. The results were then instantly available as part of the PowerPoint displayed on screens throughout the room. The question “Where are we on this chart?” was asked twice. The first time it was asked respondents were split between Fear and Capitulation. The second time the question was asked, after some discussion, the crowd overwhelming responded that we are currently in “Fear”. If correct this would mean that we should expect a protracted slide before signs of recovery.
